about 6801 Eastern Ave
6801 Eastern Ave is a two-level 99,862 square foot building with variable warehouse suite specifications ranging from 12’-24’ clear, extensive electrical distribution, column-free space, floor drains and refrigerator/freezer build-outs, which accommodate a broad industrial user base. The upper level contains perimeter offices with a unique window line feature for office users in this product type. The Property is situated on the Baltimore City/County line with unparalleled access to and from the I-95, I-695 and downtown Baltimore.
The Property was constructed in three phases. The building originally housed Cross & Blackwell, a USDA Food Grade manufacturing operation. Condiments were produced on the site until it was purchased by Rhodes Development in 2001. The eight acre site was subsequently subdivided into two separate parcels: one for self-storage and the other for office/warehouse. The self-storage facility opened in February 2003. There is a cross-easement for access, signage and storm water management between the two uses. Rhodes Development also renovated the warehouse portion of the property in 2002.
The Property has ample parking with available parking on three sides of the building. Each warehouse unit, other than one unit, has its own dedicated loading dock. There is also one communal dock that can be used by all the tenants and has been traditionally used freely by the one tenant without the dedicated dock.
